It all begins with a phone call, an email, or a simple form on our website. Use whatever method is most comfortable for you. Tell us a little about your property and your situation. There is no script, no pressure, and no commitment. We just want to listen and understand what you need.

We Do Our Homework
Once we know the basics, we research your property thoroughly. We look at public records, county data, road access, zoning, timber, soil quality, and everything else that helps us understand what the land is truly worth. Every property in Georgia is different, and we treat it that way.

We Share What We Found
Before we ever put a number on the table, we walk you through our research. You will see the same information we are looking at. There are no black boxes and no mystery formulas. If you have questions, we will answer them. Take all the time you need to think.

We Handle the Details
If you decide to move forward, we take care of the paperwork, the title search, and the coordination with a licensed real estate attorney. We cover closing costs, title fees, and any back taxes. You do not need to hire anyone. That is our job and we are glad to do it.

Closing on Your Timeline
We close when you are ready. Some landowners want to move quickly, while others need a few weeks or months. Either way is fine. Payment is delivered securely, and you will have our direct contact information long after the deal is done. We do not disappear.

Do I have to commit to anything by reaching out?
Not at all. Most people who call us are just exploring their options. There is zero obligation, and we will never follow up unless you want us to.
How long does this take from start to finish?
It depends entirely on your situation and your timeline. Some partnerships wrap up in a few weeks, others take several months. We go at your pace.
What if my property has title problems or back taxes?
We handle these situations regularly. Title issues, heir property, liens, and unpaid taxes are all things we can help work through, and we cover the costs.
Will I get a fair offer?
We present offers based on thorough, individual research and we show you exactly how we got there. Expect full transparency every time. If our offer does not feel right, there are no hard feelings.
What if I am not ready to sell yet?
That is perfectly fine. We are happy to have a conversation now and reconnect whenever you are ready. This could be next month or next year. Good relationships are not on a clock.
I do not live in Georgia. Can we still work together?
Absolutely. Many of the landowners we work with live out of state. We handle everything remotely and keep you informed every step of the way. Distance is never a barrier.
